The problem

There is almost invariably a massive energy performance gap between design and delivery. In fact, according to a RIBA CIBSE database, buildings tend to consume between 1.5 and 2.5 times the amount of energy originally predicted by their designers.

This confirms our experience and we are frequently commissioned to investigate dysfunctionally energy inefficient new buildings.

Even more scandalous is the fact that such buildings are usually very highly rated by green building certifications such BREEAM (Building Research Establishment’s Environmental Assessment Method) and LEED (Leadership in Energy and Environmental Design).

These schemes are essentially a weighted tick box exercise and are easily misused to included technologies that are inappropriate or incompatible to increase a building’s rating. This is, of course, totally counterproductive and can lead to £millions being wasted on unnecessary plant and energy consumption during the life of a building.

Retrofitting energy efficiency measures into a new building can only be done to a limited degree and at a much higher cost.

Whatever the “green”, rating, energy efficiency should be optimised independently – but rarely is!

Our consultants have worked alongside design teams on a wide range of projects from 1000 m2 to 100,000 m2 and demonstrated how designs can be significantly improved on minimum (part L) building regulations in a practical and cost effective way.

We can contribute to your design process at any point, but energy efficiency is best designed-in from the outset and should be a fundamental aspect of the design from the preparation and brief onwards. Architectural passive design features are by far the best foundation for energy savings and climate-change proofing.

For the periodic refurbishment of large multisite organisations such as pubs and retailers we review their fit-out specifications.
