Extra value from your Condition Surveys

University of GreenwichUniversities typically spend a five or six figure sum on Condition Surveys – either quinquennially or spread over five years at the rate of 20% per year.

This cries out for a greater return on investment.

You can get extra value from your Condition Surveys and enhance estates planning by evaluating them in conjunction with Energy Data or Audits.

Thames Valley PoliceThe resulting benefits include:

  • Avoiding like-for-like replacement of plant that is oversized or otherwise inappropriate in terms of energy efficiency.
  • Identify potential for replacing plant nearing its end of life with more efficient alternatives – replacing en masse across the estate for economy of scale.
  • Evaluate building performance - league table based on a combined condition/energy metric.
  • Use energy data for heat loss calculations to evaluate building fabric improvements.
  • Identify badly controlled plant.
  • Strategy for targeting Investment Grade Energy Audits on buildings with the greatest potential for energy saving.

For University of Greenwich, we used existing Condition Surveys as part of the process of prioritising buildings for Investment Grade Energy Audits to identify energy-saving projects for their new Carbon Management Plan.

For Thames Valley Police, we provided both services together as “Critical Assessments” to advise which buildings to keep, refurbish or replace.

Our partner for delivering the combined service is Drake & Kannemeyer LLP and, like us, they have worked for most UK universities. Unlike other Chartered Surveyors, they deliver Condition Surveys in the form of a database with powerful analysis functionality which makes it ideal for incorporating energy data as well as better understanding the mass of condition data.
